This section is designed to help real estate agents navigate some of the most common questions when showing a Swallow Hill property.
Lock Box PolicyLock boxes are not permitted on exterior railings of the buildings and can only be placed on unit door handles for accessibility. A realtors' code will be provided to involved brokers for building access and will change every 30 days. It will be a broker's responsibility to initially call our property manager, St. Charles Town, for the code. At the end of 30 days, the realtor will again need to contact St. Charles Town for the new code.
Covered in the HOA DuesSwallow Hill's Home Owners' Association dues cover the following common services:

- Trash & Recycling
- Sewage
- Common Area Elements
- Electricity
- Maintenance & Cleaning
- Landscaping & Snow removal
- Garage Maintenance
- Elevator Maintenance
Swallow Hill residents are responsible for other utility services including electricity, phone, cable / satellite.
Currently, there are no special assessments levied or being considered.
TV HookupsThe buildings at Swallow Hill are wired for most cable and satellite carriers. This includes CAT5 wiring and access Direct TV dishes already mounted to the building roofs.
Federal Housing Assistance (FHA)
Swallow Hill HOA does not maintain a policy for, nor does it endorse, any specific type of loan.
Individual transactions interested in attaining FHA (or other) approval are encouraged to apply to the appropriate authority on an ad hoc basis.
